This new mixed-use office and retail building with a 63,000 SF grocery anchor will be the first phase of the planned redevelopment of several parcels along Westbard Avenue in Bethesda, MD. The master plan preserves the essential neighborhood services and retail in the existing center while providing new residential apartment and townhouses, a landscaped civic plaza, a new street grid, and ecological improvements. The mixed-use first phase retail/office building will be constructed beside an existing Giant grocery store, allowing the grocer to remain open for business while the new facility is constructed. Once the first phase is complete, the existing Giant will occupy the top floor of the 3-story building, with ground floor neighborhood retail and dining uses fronting Westbard Avenue and the central civic space. Finally, the second floor will feature office and/or retail space, all with structured parking behind. The proposed building will transform the pedestrian experience along Westbard Avenue with wide sidewalks and almost continuous retail frontage.
