77 H Street Mixed-Use Building

77 H Street is a true vertically integrated mixed-use building with two stories of retail and four stories of apartments located a few blocks from the United States Capitol. With small shops lining H Street and a 76,000 square-foot Walmart on the second floor, the retail component acts as an anchor for the neighborhood, and more importantly it acts as a much-needed link between the two extant retail districts of H Street NE and Gallery Place/Chinatown. The site plan extends First Street from H Street to I Street, bifurcating the site and fulfilling L’Enfant’s original intentions when he planned the District of Columbia. This reintroduction of the city grid also creates a future development parcel to the west on New Jersey Avenue.

By working with the site’s topography and solving the problem of a large retailer in an urban building at 77 H Street, MV+A activated the streetscape along H Street and created 303 apartments on four levels above the second floor, urban-format Walmart. MV+A planned three distinct residential amenity areas, including a dramatic pool deck and lounge area on the fourth floor over the retail anchor entrance in addition to two distinct internal courtyards.
