Although a Final Development plan for a mixed-use building at the rear of the existing Fairfax Towne Center, a grocery and cinema anchored shopping center, was approved more than 10 years ago, owners and developers hoped to improve the design while still maintaining substantial conformance with the original approvals.
MV+A has been able to improve the plan while still maintaining the approved 19,800 square feet of retail space and 169 residential units, remaining in substantial conformance with the approved design. Massing was adjusted to consolidate the residential wings and enlarge residential courtyards. A new public entry plaza was introduced to enhance the residential arrival sequence and provide outdoor dining opportunities for adjacent retail. Along the rear of the building a continuous 20-foot retaining wall was eliminated, while maintaining emergency access, to allow for a large increase in publicly accessible open space and a gentle connection to the neighboring townhouse community. Furthermore, the grading around the site was reworked to provide direct access to an existing lower level of parking to serve the residential tenants.
The architecture design was enhanced with a sophisticated and timeless façade developed to set the stage for future renovations to the existing shopping center. A glass feature wall at the apartment lobby’s entrance is a defining design element that will be a beacon at the end of the center’s entry drive, giving customers and residents an exciting new focal point.
