In this plan, MV+A is transforming a 30-acre site previously developed as workforce housing during World War II into a dynamic mixed-use project that includes 160,000 square feet of retail space, 22,000 square feet of office space, a 120-room hotel, and nearly 1,000 residential units. The “smart growth” project, located inside the beltway, is a ten-minute walk to the metro and MARC rail systems and adjacent to Route 1 and East-West Highway, a major east-west connector through Prince George’s and Montgomery County. The plan adds an additional bridge connection over the CSX railroad tracks to the east and revitalizes a hiking trail that connects to the north and south. The design team is working with the surrounding towns and planning staff to create a vibrant and sustainable neighborhood with a solid retail component and integrated public spaces that will serve as a gathering point for the community.
